Location

The small vineyard property is located in a very private and undisturbed location at the end of a quiet country lane. However, the property is not isolated - the small town nearby has shops, banks, restaurants, a school etc. Acqui Terme, an attractive spa town of ancient Roman origin, can be easily reached in 10 minutes, and the provincial capital of Alessandria is about 20 minutes away. The motorway / freeway / autostrada can be reached in 15 minutes, making the property easily accessible from both the south and the north.

The surrounding grounds measure a total of 6.0 Ha, of which 2.6 Ha are well-tended vineyards. The property also includes a large farm house from the 19th century, an ancient outbuilding with a guest apartment, a portico, a wine cellar, a large garden with a small pond, meadows and woods.

Main House

The farmhouse was completely renovated by the current owner, and transformed into a cozy country house. The renovation included a new roof and the building of an extension, plus the installation of central heating, new bathrooms, an electrical system and hand-made terracotta floors, together with the fitting of new doors and windows.

Ground Floor

The main entrance leads from the courtyard into an entrance hall with an open fireplace and stairs to the first floor. On the ground floor there is a large living room with an open fireplace, large windows to the garden, and two seating areas; a cozy country kitchen with an open fireplace, a beautiful antique brick vault, and a door that leads out into the portico; a dining room; a guest room with access to the garden; a bathroom, and a separate guest WC.

First Floor

Two flights of stairs connect the ground floor with the first floor, which has a corridor that leads to four large bedrooms. Each of the four bedrooms has its own bathroom: in addition, the master bedroom has a dressing room and an open fireplace. All four bedrooms enjoy a beautiful view over the garden and the grounds of the property.

Portico & Wine Cellar

On the south side of the house, next to the main entrance, is a large, cozy portico, equipped with a summer kitchen and a brick barbecue - it is used as a dining area during the warm summer months. A door leads from the portico into a large wine cellar that features a traditional brick-vaulted ceiling. Above the wine cellar is the hayloft, which offers space for further development if required.

Outbuilding

Opposite the courtyard from the main building, the outbuilding includes a guest apartment: this comprises a living-dining room with a kitchen area, 2 bedrooms and a bathroom. A portico on the north side serves as a garage for 2 vehicles, while another portico on the south side offers an outdoor seating and dining area for guests.

Vineyard

The well-maintained vineyard occupies the hill behind the buildings. 1.2 Ha are planted with Barbera d'Asti DOC, 8000 m² with Cabernet Sauvignon Monferrato DOC, and 6000 m² with Moscato vines - 2.6 ha in total. The vineyard is currently worked by a co-operative, and after the harvest the grapes are sold to a local winemaker. In the past the wine was branded and sold with the current owner's own label - an arrangement that could be reactivated if required by a new proprietor.

Garden & Grounds

A well-kept and mostly-fenced garden surrounds the house and courtyard. The well-tended lawn is irrigated by an automatic irrigation system and is surrounded by flower beds that are decorated with numerous ornamental shrubs and roses. Ancient mulberry trees provide pleasant shade here in the summer. A small pond, inhabited by ducks, provides a unique focal point, and there is plenty of space for either a conventional swimming pool or for a 'swimming pond'. There is also a fruit and vegetable garden, plus two large fields that are suitable for keeping horses. The remaining grounds are mostly woodland.

Our personal opinion: this property offers a good-quality vineyard and a range of possible uses. The owner wants to sell for age reasons, and is therefore offering the property at an exceptionally attractive price.
