This small country estate is located in the Langhe hills south of Alba, in an area noted for the production of red Dolcetto grapes. The historic towns of Dogliani and Mondovi are both around 10 km away, and the property is close to a small village with basic infrastructure. The nearest motorway can be reached by car within 20 minutes, and the international airports of Milan, Turin and Genoa are all less than two hours away.
The property enjoys wonderful and unobstructed views of the western Alps, including Monviso on the border between Italy and France.
The former wine farmhouse was extensively renovated by the present owner in 2006, but the preservation of its original character was emphasised throughout. The result is a perfectly-habitable modern residence with plenty of space for a large family.
From a covered outdoor seating area, the main entrance leads into the central hallway with access to the main ground floor rooms: a spacious country kitchen with a door to the garden; a dining room; a living room with an open fireplace; and a spacious bathroom, which also houses the washing machine.
The first floor has four large bedrooms, two of them with access to a balcony, and all with wonderful views to the south and west. There are two further bathrooms, one of which is ensuite to the largest of the bedrooms.

Built into the hillside, the outbuilding houses a garage and, behind it, a small wine cellar that maintains a constant temperature all year round.
On the south side of the building there is a terrace, with access to the kitchen, and a well-kept lawn. Beyond the lawn, and reached by a short staircase, the fenced-in swimming pool and pool terrace occupy a slightly elevated position. In 2017 the pool was fitted with a plexiglas, movable cover: this prolongs the swimming season, and makes it a lot easier to keep the pool clean. The pool terrace offers a wonderful view over the countryside, the garden and the house.
The Dolcetto vineyard of approximately 2000 m² is currently tended by a local winemaker - an arrangement that can be continued by the new owner. A further vineyard of about 2000 m² on the west side of the house could be purchased separately if required.
The remaining grounds are mainly meadows and woodland.
Our personal opinion: a very well-maintained, attractive property which is habitable all year round, but also has excellent potential in the vacation rental market.
