This charming house is located near the center of a hilltop village just a few kilometers from the center of the ancient Roman spa town of Acqui Terme. Partially fenced and partially surrounded by a wall, the property has a Mediterranean garden area with space for a small swimming pool, and a paved stone courtyard with parking for 3 cars. From the house you can enjoy splendid views over the Monferrato wine hills - on clear days you can see the peaks of the Swiss Alps to the north.
Very good restaurants, spa hotels, a golf course, a hospital, cultural activities and much more are available in nearby Acqui Terme. The journey time to the international airports of Milan, Turin and Genoa is about 60 to 90 minutes, and the beaches of the Riviera can be reached in about 45 minutes. Possible destinations for a day trip include Portofino, San Remo and Monte Carlo, as well as several ski resorts.
The very sunny south-facing house, about 100 years old, was extensively renovated in 2003/2004 by the present owners: it now has modern, spacious rooms that offer very flexible accommodation. During the renovation, emphasis was placed on quality - the floors were laid with high quality terracotta tiles, custom-made doors and double-glazed windows were fitted, and generously-equipped modern bathrooms were installed, all with excellent attention to detail. The house has central heating, but some rooms also have modern wood-burning stoves that can be used for short-term heating needs.
The house has reception rooms and bedrooms on three levels, and is therefore well-suited for transformation into a B&B: it would also be possible to create an independent apartment.
The Ground Floor comprises an entrance hall, a large country kitchen, an intimate living room, a bedroom, a wheelchair-accessible bathroom, a separate guest WC and a storage room. The kitchen, living room and bedroom all have doors that lead to a long, south-facing, sheltered terrace with stairs to the garden. A second, very large living room is set in a wing of the house: this also has access to the garden.
A staircase leads from the entrance hall to the first floor, which includes a cozy living room with a small kitchen attached, a large, sunny bedroom, and a bathroom. The living room and bedroom have double doors that lead onto a long balcony and a terrace with a wonderful view.
The Second Floor / Attic offers two further bedrooms and a bathroom under a modern, well-insulated roof.
From a portico attached to the house, a large double door leads into the former wine cellar. Currently used as a storage space, the cellar has a beautiful vaulted ceiling and is ideal for wine storage. From the courtyard, another gate leads into a further large space under the house where the central heating is housed, that can also be used as a garage.

On the south side of the house there is a patio area and a Mediterranean garden, designed and planted by the current owners: there is space for a swimming pool, and parking for three cars.
Our personal opinion: a very versatile, generously-proportioned, airy and sunny house that would make an excellent year-round rental. The convenient village location and proximity to Acqui Terme are significant plus points.
