This spacious country house is located at the end of a quiet cul-de-sac on the edge of a quiet village set in the gentle Monferrato hills, with unobstructed views over fields and meadows to the south and west. The village shops, as well as a restaurant, a bar and a bank are within easy walking distance.

The area surrounding the village is ideal for hiking, cycling and horseback riding. The nearby towns of Nizza Monferrato and Alessandria offer excellent facilities and can be reached in 15 to 20 minutes, while the international airports of Milan, Turin and Genoa, as well as the beaches of the Italian Riviera in Liguria and the ski resorts of the Western Alps, are about 60 to 90 minutes away.


Built in the late 19th century, the house was completely and very extensively renovated and extended about 10 years ago, and great emphasis was placed on preserving the unique character of the house. The traditional Piedmontese vaulted ceilings, with a height that is typical of the period, have been carefully restored. The house offers generous accommodation on 3 floors: equipped with central heating and double-glazed windows, it is habitable all-year-round.

Ground Floor

A large gate to the side of the house leads into the property and the main entrance. The heart of the ground floor is a large, cozy kitchen with a large dining table and seating for 8 people. Large glass doors lead outside from the kitchen to the terrace, the garden and the swimming pool. The kitchen also opens into a smaller living room with a fireplace as well as a sitting area.

One of the two bedrooms has a large entrance hall - which could be used as an office, or as an additional bedroom - and a large, south-facing balcony, a great place to relax during the warm summer months.

Second Floor

The staircase continues from the first floor into the spacious attic area. Here the layout is the same as the first floor: there are also two large bedrooms, each with its own bathroom, and one of the two bedrooms also has a large entrance hall and a south-facing, furnished balcony.

On the south side of the house, the very private and completely secluded garden is partly fenced and partly surrounded by a wall: having a small lawn surrounded by shrubs, it is very easy to maintain. The large portico is just a few meters from the pool and easily accessed from the kitchen. This covered outdoor seating area is the perfect place for hot summer days and balmy summer evenings, and a great spot for al fresco dining.

Outbuildings & Parking

The property has a parking space for 3 or 4 vehicles. Opposite the villa, on the other side of the lane, there are two small buildings that belong to the property and are included in the sale. The two buildings, one of 88 m² and the other of 73 m², are in need of renovation, and they offer significant development potential.

Our personal opinion: A very flexible property that could be used as a permanent residence, a holiday home, or as weekly vacation rental units with additional guest apartments - it would also be particularly suitable for a small B&B.
