This very interesting winery is located in southern Lombardy in a panoramic position with splendid views over the wine hills of Oltrepò Pavese. The property is located in the heart of the premier wine region located south of Milan in the province of Pavia. Vines have been grown in Oltrepò Pavese for 3,000 years - in the Middle Ages the wines were transported by barge on the rivers Po and Ticino to the courts of Milan and Pavia and beyond.
Today, more than 50% of Lombardy's wine is produced in Oltrepò Pavese - many Milanese have second homes here, and many others visit at weekends to sample the excellent restaurants in the area.
The excellent micro-climate of Oltrepò Pavese and the lime-rich, well-aerated soils provide ideal conditions for producing premium wines. Among the varieties grown are Pinot Noir, Bonarda, Cabernet Sauvignon, Barbera, Malvasia, Chardonnay, Riesling Italico and Sauvignon Blanc.
The property is situated 250 meters above sea level, on a small country road and very near a charming small town. The town offers day-today shopping, banks, a post office, a pharmacy, a school and a number of restaurants. The nearest larger town, Stradella, can easily be reached in about 15 minutes. Stradella has about 12,000 inhabitants and offers many more amenities.
The motorway can be reached in 20 minutes, and the international airport of Milan within 60 minutes.
A total of about 14.6 hectares are planted with vines, of which 9.5 hectares were planted after 1996: the property is one of the largest wine estates in the area. The vineyards are all DOC-registered and comprise the following varieties: Barbera 3.58 Ha, Bonarda 6.65 Ha, Cabernet Sauvignon 0.56 Ha, Chardonnay 0.10 Ha, Malvasia 0.80 Ha, Pinot Noir 1.09 Ha, Riesling 1.43 Ha and Merlot 0.47 Ha.
At the moment most of the vineyard is leased. At the sale the lease can be terminated or renewed, as required. Wine production is therefore relatively small, currently about 30,000 to 40,000 bottles: the range includes nine different, high-quality wines.
The cellar is equipped to produce a total of around 60,000 bottles, but the capacity could easily be increased to about 100,000 bottles per year. The estate is worked by one person, assisted by hired seasonal workers during busy periods such as the harvest in September / October. All the machinery for working the vineyards and all the winery equipment is included in the sale.
The property also includes about 3 Ha of fields and forest, making a total area of about 17.7 hectares.
A gate and a driveway lead to a large courtyard and the buildings within the property. The buildings comprise the winery, a building with five apartments, a contemporary villa with a floor area of 400 m² and a garden, a stable with stalls for five horses, two further outbuildings and a water tower. The floor area of all the outbuildings is around 1000 m².
The villa faces south - built in the 1980's and restored by its present owners, it has a floor space of 400 m². It is surrounded by a large garden with old trees, and there is plenty of room for a spacious swimming pool. The house is built to maximise the ambient light within, and there are magnificent views from all the rooms.
The main entrance leads from the garden into a very large living-dining room. A series of large windows and glass doors give the room a very open and airy feel - at its center is a large, open fireplace that separates the living and dining areas. Beyond the dining area is a cozy country kitchen with a view of the vineyards. A corridor leads from the living area to two double bedrooms, a very large, luxurious bathroom with a hydrotherapy tub, a second spacious bathroom, and a large dressing room that could be used as a third bedroom.
A staircase leads from the living area on the ground floor up to the first floor. Here there is a guest bedroom with a bathroom, as well as a large room - with sloping ceilings - that is used as an office and studio.
Accessed from outside the house, the basement includes a large laundry room, the heating room and a storage area.
Opposite the villa, on the other side of the courtyard, is a large outbuilding with five apartments, each with its own entrance and access to a partially-covered 200 m² terrace with a wonderful view. The apartments, each with a floor area of about 90 m², are in need of renovation: they could easily be adapted for vacation letting. Currently, only one of them is occupied - by staff working on the estate.
Adjacent to the villa is a large garage building with space for several vehicles. Behind the building is the cellar, plus another building in which the vineyard machines are stored. In the 2000 m² courtyard, near the entrance to the property, is an unrenovated barn with stalls for 5 horses, and at the end of it is a water tower, now disused.

The winery comprises a wine-making area on the ground floor with a large, ancient cellar beneath it. This underground cellar of about 180 m² was renovated in 1992: it has beautiful, ancient brick vaults and a constant temperature all year round. It includes four 2,500 liter oak barrels for wine storage and maturation. A freight elevator that can carry 2000 kg connects the cellar to the winery on the ground floor.
The 250 m² wine-making area on the ground floor was renovated and equipped in 1991. It has deFranceschi steel tanks with a total volume of 60,000 liters as well as machines for bottling, sealing and labeling. To the rear are located an employee lounge as well as a shower and a toilet. The 75 m² portico outside the cellar houses a destemming machine, a Vaslin press and a mashing unit.
The variety of wines produced includes two white wines (a Riesling Italico DOC and Malvasia DOC), two young red wines (Bonarda DOC and Barbera DOC), a barrel-aged Bonarda DOC, Barbera DOC and a Reserve DOC, as well as a cuvee of Bonarda, Barbera and Uva Rara grapes. Finally the winery produces barrique-aged Pinot Nero DOC and Barbera DOC.
60 percent of the production is exported, mainly to the USA but also to Scandinavia and to Canada. The wines are often featured in the trade media both inside and outside Italy and abroad, always receiving very good reviews.
Our personal opinion: This property has enormous potential for wine production on any scale required. The property could be expanded to include an agriturismo or an apartment rentals business.
